ČtvrťPod Hády
A new residential area is currently emerging at the Hádecký Hill in Brno, in the Maloměřice and Obřany district. The project is being developed in several phases and will offer over 1,000 new apartments in residential buildings.
This project is truly exceptional due to its commitment to sustainability. The neighborhood is being developed on the site of the former Ergon factory, a derelict and unused brownfield, and some of the recyclable materials from its demolition will be reused. Special emphasis is placed on water conservation and green space management. An innovative system of retention tanks will ensure that water is retained on-site, creating a pleasant living environment. Each building within the project will feature green roofs and photovoltaic panels. The first phase of the project meets Class A energy efficiency standards, making it exceptionally economical.
The area has been thoughtfully designed to minimize the need for surface-level car traffic, creating a calm and safe environment with plenty of green spaces and pedestrian lanes. Residents’ convenience is ensured by spacious underground garages with ample parking for the entire neighborhood.
The neighborhood will border the site of the former Hády tailings pond, which will be transformed into parkland for recreational activities.
Currently, the first phase of the project is on sale, offering 167 apartments in 8 buildings and 186 parking spaces located in underground garages. Most of the apartments have their own balcony, terrace, or garden.
